Buyers Agents Create Win-Win for Property Developers and Unit Owners to Transform Gold Coast Skyline

GOLD COAST, AUSTRALIA, 28 MARCH 2025: Buyer agents are becoming the secret sauce for successfully acquiring property in Australia’s most sought-after and hyper-competitive market, including for property developers.

BuyGC Principal Gavin Henry said buyers' agents would become essential partners for developers seeking to transform the Gold Coast’s ageing high-rise sites.

BuyGC was appointed the exclusive buyer’s agent for property developer PolyCell Group in its recent $45 million acquisition of Sandpiper in Broadbeach.

“We were contracted to negotiate favourable terms for sellers and ensure all parties walked away with a ‘win’.

“Owners benefitted from the developer appointing a buyer’s agent because they were paid market and above market value, without paying real estate agent commission.           

“For each unit acquired through BuyGC, owners saved between $24,000 and $90,000 in commission to real estate agents, which helped create a win-win for all parties during negotiations.

“We also negotiated additional benefits, including providing rent-free occupancy for up to 18 months for some sellers, waiving settlement conditions and settling without the risk and uncertainty of an option agreement,” said Mr Henry.

Located on prime real estate in the heart of Broadbeach, PolyCell Group began acquiring Sandpiper units in June 2023, with the final unit settling in February 2025.

Mr Henry said working with buyers’ agents was an emerging approach for property developers, especially when acquiring sites previously considered too complex.

“We can focus on building relationships and delivering mutual success to acquire sites, giving developers confidence to focus on property development.

“I’m excited about helping to transform the skyline and property market on the Gold Coast,” said Mr Henry.

BuyGC supported PolyCell Group in acquiring 26 units and management rights for Sandpiper.
